Tenants (Room Renters) Engagement Roadmap
1). Tenant shall WhatsApp 93860896 with a) self introduction b) ICA documents c) preference like location, amenity, community, etc. the earlier the communication, the better the result.
2). SMILE RAIN will propose rooms (up to 3) based on point1 for Tenant’s feedback
3). SMILE RAIN will meet up tenant to view the unit together and discuss Tenancy Agreement in details
4). Tenants need to sign Tenancy Agreement (TA), transfer security deposit (SD) and pay rental stamp duty before collecting the room key & access card, and register finer print inside the main door digital lock.
5). SMILE RAIN will walk new tenant through the house rules, how to operate appliances, schedule weekly washer/dryer and assignment of bathroom, etc.
6). SMILE RAIN will provide weekly cleaning to each tenant’s room (permission based) as well as public communal areas
7). SMILE RAIN will add new tenant into WhatsApp Group to keep close touch in case of any need or urgencies

YES, SMILE RAIN prides itself in being fully compliant to URA guidelines and condo management rules.
We offer a minimum of three months lease, in compliance to URA guidelines.
SMILE RAIN’s rental rates are inclusive of most utilities (capped by $400 per month per property, the rest split by occupants staying for that month), Wi-Fi, weekly cleaning services, 24/7 access to concierge, and property amenities. There are no hidden fees.
Yes, visitors are allowed until 10pm. However, overnight stay is not allowed.
